The FIAP, the Italian Federation of Professional Estate Agents, confirming its role as a privileged observer of the market for the sale of houses apartments for tourist use, one of the phenomena less known and studied of the national tourism market because it is only partially detected by official statistics. The investigation into the trading values \u200b\u200bof the second half of 2008 - and that also contains forecasts for the first half of the year - has been realized with the support of the company Replies Tourism and involved delegates of 20 Fiaip tourist places of special interest tourism throughout the country.
With reference to the entire sample, while in the particularity of the current environment, there is a general resilience of the market values \u200b\u200bper square meter sales in the second half of 2008 range between € 2,580 and € 6,210. Also there is a total an increase in the property offered for sale 4.2% compared with a reduction in the number of transactions in the order of - 10%.
In detail the categories of property identified for each city, we pass by the intervals of minimum and maximum of € 2,580 and € 3,545 dwellings and 3,490 semi-central or peripheral to the central housing 4840 €, while the average value of new homes or are included in a range between 3,945 and 6,220 €. Il resto dell’Italia vede, accanto a località in cui non si è assistito a variazioni dei valori di compravendita (Desenzano sul Garda, Jesolo Lido, S. Benedetto del Tronto, Montesilvano, Vieste, Policoro), solo quattro centri turistici che hanno fatto registrare nel passaggio dal primo al secondo half experienced price: Sestriere, Termoli, Tropea and - according to the directions of the agents Fiaip - most markedly Rimini.

Regarding the outlook for the first half of 2009 in relation to the average price forecasts sales per square meter, according to the instructions of the agents Fiaip we will see a decline in content for each category of property. The change will be less marked for the prestigious quality and central (respectively -0.85% and -1.25%), slightly more pronounced in the case of housing peripherals (-2.15%). The movement of prices at the national level should therefore bear witness on the order of half a percentage point and negative (-1.4%). This figure includes places where you expect a contraction (especially feared in S. Margherita Ligure, Termoli, Vieste and Policoro) beside others in which they confide in a slight increase instead of the values \u200b\u200bfrom the first half of this year ( Amalfi in Campania and in Lido di Jesolo Veneto).
